Building Control Charges

These charges have been brought about by the requirement, that each Local Authority must set its own fees, to fully recover its direct Building Control costs.

The structure of the charges are formatted in three schedules:

Schedule 1 (new dwellings) includes units with floor areas up to 300 m²

Schedule 2 (domestic extensions only) includes extensions (at all levels) and small detached garages. Loft conversions come under schedule 3 and will be based on their estimated cost.

Schedule 3 (other works) covers the charges for all other works not covered in Schedules 1 and 2 and is based on the estimated cost of the works less professional fees and VAT.
