Building Notice
This form of application does not involve the passing or rejecting of plans. Therefore the preparation of full working drawings are not required and in some instances is designed to enable work to proceed quickly.
It is generally suited to small types of building work which can be considered non complex. If you decide to use this method you need to be confident that you or your builder are aware of the relevant Building Regulations and that the work will comply with the Regulations when inspected.
This method cannot be used for commercial buildings or buildings which require a fire certificate. This work must be submitted by the Full Plans Application route
The Building Notice procedure is suitable for the following types of work;
Small simple single storey extensions, Installation of boilers or other heating appliances, new chimneys or flues, replacement windows, detached garages, carports or sheds not exempt from the Regulations, installation of a bathroom, shower or WC, insertion of insulation to cavity walls, installation of drainage or connection to a sewer, replacing roofing material or internal structural alterations involving the removal of one or two walls.
Once you have submitted your Building Notice and informed us that you intend to start work we will inspect it as it progresses. You will be advised by your inspecting officer if the work does not comply. Sometimes before the work starts or during work in progress we may require further information such as structural design calculations or plans to help us check that the work complies, this information if requested must be supplied.
At the end of the process a Completion Certificate will be issued which is your record that satisfactory inspections have taken place.
