Full plans application

This is the most popular method of obtaining Building Regulations consent. It has the advantage that your plans will be checked and approved for compliance with the technical requirements of the regulations.

We will notify you of any contraventions shown on the plans and of any additional information that may be required.

Once any queries have been resolved the plans can be approved. The Full Plans system enables your builders to price from, and work to an approved drawing which will help avoid any disagreements occurring on site during construction.

We aim to acknowledge your application within 3 working days and inform you or your agent of any issues requiring attention, following a detailed examination of the plans and specification, within 15 working days.

A decision will be issued once any items raised have been resolved. With your agreement a Conditional Approval may be issued.

The approval process should not take too long. We are obliged to issue a decision within 5 weeks, or 8 weeks if an extension of time is agreed. However, provided that all necessary planning permissions have been obtained, you can start building within this period at your own risk.

A Full Plans Application requires the following information to be submitted:

2 copies of plans (3 for commercial premises) indicating the existing building (in the case of an extension), elevations, floor layouts, and sectional views of the proposed building or extension. A site location plan, block plan, drainage layout and full specification.

Structural Engineers details, thermal insulation calculations and manufacturers information may be required to support the proposal in some cases.

There is a charge which is the same as the Building Notice charge, except it is payable in 2 parts. Firstly, a plan charge is payable for checking the application and then an inspection charge is invoiced when work commences on site.

At the end of the process a Completion Certificate will be issued which is your record that satisfactory inspections have taken place.
