How do I comment on an application?
North Dorset District Council is keen to foster good relations with the public,
who have an important contribution to make in the planning system. Comments should be sent to the Development
Control Manager no later than 3 weeks after the application has been registered, to ensure that they
will be taken into account. You can submit your comments in writing to :

that you quote the application reference number and site location in your communication.
The Council can only take certain issues into account when deciding whether to
grant planning permission and it is these issues which you should concentrate on when considering an
application. They include whether:
- the proposal conflicts with this Council’s planning policies;
|
- a proposed use is suitable for the area;
|
- the appearance and size of a new building will be in keeping with its neighbours and the surrounding area;
|
- external alterations to an existing building are in character;
|
- adjoining property will suffer any overshadowing, overlooking or loss of privacy;
|
- there will be any increase in noise and disturbance, for example from the comings and goings of extra traffic;
|
- new public buildings have satisfactory access for disabled people;
|
- new roads, access and parking will be adequate and safe for road users and pedestrians;
|
- there is any visual effect upon the landscape, such as loss of trees and hedgerows;
|
- a public footpath is affected;
|
- in the case of an advertisement, the proposed sign is too large or unsightly.

In planning terms, those facts, issues and policies that have to be taken into
account are called ‘material considerations’. Matters that cannot be considered include:
|
- private rights of way and covenants;
|
- boundary and other disputes between neighbours;
|
- loss of trade to a competing business;
|
|
- with one or two exceptions, the need for the proposed development.
